5 Most Common Roof Problems in Tampa (And How to Catch Them Early)

Tampa's heat, humidity, and storm season create predictable roof problems. Here are the five issues we see most often โ€” and the warning signs you can spot yourself.

1. Cracked or Lifted Flashing Around Chimneys and Vents

Flashing is the metal or rubberized material that seals the joints between your roof and vertical surfaces โ€” chimneys, plumbing vents, skylights, and walls. In Tampa's climate, roofing cement that seals flashing expands and contracts with daily temperature swings, eventually hardening and cracking. You'll often see the result inside the home first: a water stain on the ceiling near the chimney or a vent stack after a rain. Outside, look for gaps, lifted metal edges, or rust staining around penetrations. Flashing re-sealing typically costs $150โ€“$400 and takes under an hour. Ignored, the same leak causes wood rot in the deck and rafters โ€” a repair that can reach $2,000โ€“$5,000.

2. Granule Loss on Asphalt Shingles

Asphalt shingles are coated with mineral granules that protect the asphalt from UV degradation and give shingles their fire rating. As shingles age, they shed granules โ€” a normal process that accelerates at the end of the shingle's life. You'll notice granules collecting in gutters or at downspout splash blocks. On the roof, granule-depleted shingles look lighter in color or shiny compared to surrounding areas. Light granule loss on a 10-year-old roof is normal. Heavy granule loss on a 20+ year roof is a sign that replacement is approaching. Premature heavy granule loss on a newer roof (under 10 years) should be investigated โ€” it may indicate a manufacturing defect covered by your material warranty.

3. Fascia and Soffit Rot from Poor Ventilation

Tampa's humidity creates a perfect environment for wood rot in poorly ventilated attics. The fascia (the horizontal board behind your gutters) and soffit (the underside of the roof overhang) are often the first visible victims. Rotted fascia shows as soft, discolored, or peeling wood that gutters pull away from. Rotted soffit may have sagging sections or holes where animals enter. The root cause is usually inadequate attic ventilation โ€” hot, humid air gets trapped and condenses on cooler wood surfaces. Replacing rotted fascia and soffit runs $500โ€“$2,000 depending on extent. Addressing the ventilation root cause (adding ridge vents, soffit vents, or attic fans) typically costs $500โ€“$1,500 and prevents recurrence.

4. Ridge Cap Failure After High Winds

The ridge cap covers the peak of your roof where two slopes meet โ€” the highest and most wind-exposed point on the structure. Ridge cap shingles take the brunt of every storm that passes through. After a major wind event, ridge caps are often the first thing to lift, crack, or blow off entirely. Missing ridge caps expose the underlying deck to water intrusion immediately. After any storm with sustained winds above 50 mph, walk around your home and look at the ridge line from the ground. Displaced or missing ridge cap is a $300โ€“$800 repair if caught within a few weeks. Left exposed through a rainy season, the water damage below can cost 10โ€“20 times that to repair.

5. Ponding Water on Flat or Low-Slope Sections

Many Tampa homes have low-slope sections over garages, rear additions, or covered lanais. These areas are designed to drain, but when drains clog, sagging occurs, or the slope is insufficient, water ponds and sits for days after a rain. Standing water accelerates membrane deterioration and will eventually find its way through seams or termination edges. You can spot ponding from the ground by looking for waterline stains on the fascia after rains, or by checking the flat section yourself after a rainstorm. Clearing drains costs almost nothing. Repairing a failed membrane runs $800โ€“$3,000. A full flat roof replacement on a typical garage section runs $3,000โ€“$6,000 โ€” but that cost is usually delayed years when drainage is maintained.
